Post: Pooled trust

Anyone know much about pooled trust.
I understand a normal trustee can charge 15 – 20% to manage a normal trust.
Just thinking ahead for assets protect. From things like a nursing home. If one spouse was to get stuck in one I believe the other is only allowed to keep 26K in total assets.
Long-term care insurance is not an option at 3 K a month.
Also in Virginia a family member cannot be a trustee.

Do have an LLC with an EIN but its not connected to my land lording.
Land lording just operates under my own name without an EIN or business license not required in my area.
Hate to give out my social security number. Like on the forms I fill out for the few section 8 tenants I still have. They need the forms filled out and the tenants turn into the section 8 office.
Can I get an EIN as just an individual to use instead? Also have no employees.

Looks like the cabs I also use.
SUNCO brand. About as cheap as the box stores but all wood and no particle board. Best buy for the price.
Get mine from e-barnett but need to have a business account. They also carry hundreds of other items at good prices for homes.

Big fan of Allure but in baths still use one piece loose lay vinyl flooring. Better type with the fiberglass backing and not paper backing. Easy to get a high quality remenat at a flooring store cheap that is big enough to at least do a bath.
Never really had to replace any of this type yet. But will be quick and easy since take up old floor and use as a template. We just use a little glue by the tub and around toliet flange. Otherwise just the quater round molding holds it down.
Still seems to last and actually more waterproof than anything else.

Easy enough to check.
With no water running check the meter and see if the indicator is spinning. If so then a leak.

Next read numbers on meter. Run one zone for 15 minutes and take reading again. Mutiple by 4 since 4 zones.
Call water dept and ask how much extra this is costing tenant.
You will know and can explain to tenant what you did and look reasonable. Tenat can even do the process himself.
They may just be using more water than they think. Or the bill had some extra charges for new account.

Jim,

Never smelled anything myself. And never mentioned by my workers or tenants.
Have even installed in a kitchen with tenants living there at the time. All the others have been after move out so most homes had about a week before a new tenant to air out if there was anything.
But again never noticed and have not heard anything about it from about 5 other landlords that are using it in my area.
We also have been using for about 3 years. We are installing it every time a home becomes vacant. Everywhere but bedrooms.
Some landlords even use it in the bedrooms. Which is fine just remember if upstairs it will be noisier than carpet.
Now I wish we had found out about Allure before we were using laminate flooring.
Did a unscientific test and it seemed like the laminate scratched easier than the Allure.
Should mention on just a few we had some pet odor before installing. Pulling up old carpeting and finding some pet stains. So a pump up sprayer and OdorBan from the box stores and we spray the old wooden sub floor a day or two before installing Allure to kill odor and sanitize it some.

You could do a vapor test to make sure no humidity is coming thru the floor. But same reason a vapor barrier is recommended under laminate flooring. But the plastic is cheap insurance and is quick and easy. Anything painted on my not last or stick well. Wet concrete does not hold paint good.

Use the Allure vinly floating floor at Home Depot.
Very durable and easy to install. Over concrete put down cheap 4 mil plastic sheathing as a vapor barrier just in case. Also when finished make sure to rent and use the 100 lb roller over the floor.

Most areas the waiting list to get on section 8 is years.
My area with the 3 different offices it averages about 7 years.

Sounds like he locked it to make sure the tenant did water and not cut it off.
You are being resonable and you should discuss it with him.
But of course he is liable for the overage in the water bill. Since he is responsiable to maintain the property and sprinkler system in good repair.
Also a lot of water departments but not all will give a credit for a leak.

Hold on. In CA it is illegal.

In CA its a state law you can not discriminate on Source of Income.
Stupid law designed to protect the sec 8 folks.
So I would be careful it could work the other way around.
