Have you thought about using the Square Cash app?

To me that's being greedy. As a current renter (and landlord), if someone asked me how much I'd be willing to pay, I'd say $0, you just diminished the value of this property, and I can see now that you are going to raise rents unreasonably every chance you get.

I would think there is a HUGE liability in putting stuff on the curb. Let's say you put their stuff outside, and they later said that a fur coat worth $50K was taken by passersby? Or that you damaged every piece of their furniture? It's a huge risk!

If you have two or more properties, I recommend using two different PMs to determine which one meets your needs! I'm looking forward to hearing this answer because I'm strongly considering switching, but I don't want to lose any money in the process.

@Deanna McCormick, I'm talking about the small claims court case for recovery of damages and rents. That is separate from the eviction.

I wasn't sure how far along they were in getting the sheriff to post on the door and how long it takes after that to actually move their belongings out. Long gone are the days when you could put folks's stuff out on the curb! In Wisconsin, the landlord has to pay for a moving van, movers, and the first month of storage for an eviction.

Offer them cash to move out this weekend! They cannot use the security as their last month's rent, and in course you would win that hands down. If they didn't show up for court the first time, they won't show up the second time. File a small claim charging them for everything, including painting, glass cleaner, gas to go there to clean. If they don't show, you win the judgment. If they do show, they will whittle down to only things you can actually recover.

The key in these situations is not necessarily recovering, but to get a judgment entered on their credit so they will have a difficult time renting their next place.

Also, consider entering them on renterinc dot com. We have to help each other in any way possible, and change tenant behavior.

This article was kinda useless. You listed TWO ways to get a no money down mortgage, but you have to meet certain, specific criteria. We already knew this. Neither of those help investors.
