 Hello Mike - 

I purchased 1 of my properties (sale by owner). I bought it under market value with approximately 65-70K in equity. This applied to my other 3 properties. I attempted to 1031 exchange the properties to gain cash flow and realized I didn’t want to end up with ordinary gains due to not holding/renting it for more 13 months. I will now make sure I don’t make this mistake again in the future. I am yet to tap into flipping. However, I have various resources to move forward, but in the last 6 months has not been my focus, but that will change.

I would strongly recommend you to listen to a series of 4 episodes of the BP podcast dedicated to how to raise private money (episodes 636, 637, 654, and 655). You will learn how to raise money step by step including templates and scripts.

Private money is much cheaper and more straightforward than hard money and creates long-term relationships. You can use it to acquire the property and then cash-out refi.

Now as far as private lender goes - there is unfortunately a lot of ambiguity about the term right now. Hard money lenders are trying to move into the space calling themselves private lenders. That leaves people like me who lend out their own capital in a tough spot on how to portray to borrowers and potential borrowers that we are indeed in control of our own capital and it is a much more relationship based model than a hard money lender.  There are pros and cons of private lenders and hard money lenders - each is a tool that you need to use for the right job.  If you are after truly private capital, the book is well worth your time!  Building an entire real estate business model around getting capital from private individuals can really help you scale, so think about building relationships versus raising capital.

Does anyone have any reputable private lenders that you have worked with that you recommend working with? 

I find myself attempting to scale my portfolio to a few more cash flowing properties, in additional to a new construction (ADU) on one of my current properties.

Any advice or guidance is appreciated as I find myself in a learning curve in the arena of private lending.

Nathan, thank you for the advice. I have started constructing partnerships and currently working to increase earnings. However, I am looking to leverage investment dollars that can be utilized from partnerships, private investors, hard money lending, etc. I am in the stage where I am out of my comfort zone with passion to learn as I attempt to scale up.
