Post: Neighbor claims my fence is 7 inches on her property!

Burden of proof is on the person making the claim, Opinions and interpretations are any ones guess.  everyone has an opinion. have them get the line marked by there surveyor. Then you can decide from there. 

I had one where a tree limb fell and broke a rafter, sent me a letter, i took it to insurance company .they asked if tree was dead? and its not.  there is a fence there we assume is property line. Grows into the tree. no one has a survey.  allegedly he went out and put up two pieces of rebar and said there's my line.  He want me to cut the tree, I told him that i don't have the right to cut someones else's Maple tree, He would have to prove it was my tree and get the survey.  He decided to cut his side of the tree, asked for permission to cross our land. we old him sure! if you have the tree guy to call us we would pay for our 1/2 . of course they came and left and we still have our half of the tree.  Amazingly the fence has disappeared.

So I am sure it will eventually show up again. its been 3 years now.

I built a shop, Got permit, inspections, and everything. 17 years later the county came by and said where did this come from? We don't show this. I just laughed, told them the city employee I worked with, (retired now)  and that the copy of the permit was stapled to the studs on that wall 17 years ago and if they wanted to sheet rock the wall back they were more than welcome to tear it out and look for it. 

Not everything makes it to the books.

My son has done that, 9 times in 8 years.  you never completely unpack. lol

We had yard signs made that we put in yard. stated our name of our business, phone number and says under renovation, will be available soon. You would be surprised how many "neighbors" want to find a decent renter in the neighborhood.

we have used inhouse loans for our llc , buying all sfr's it is usually a 15 to 20 year amortization, a 3 to 5 year lock on interest rates , they have ran 5.6 up to 7.6% so far. bought over 40 this way, We do have to sign personal Guarantees also. but the liability's are why we use this method of LLC's . So I guess i still have 10 mortgages available to me. These houses started paying off last year. As long as they cash flow I'm buying.

We bought a lake house that had 19 cats in it. Carpet was stripped out before we bought it , when we looked at it The ammonia smell would knock you down. All I can say is that realtor was a trooper she stayed in there as long as we wanted. I finally asked her if she wanted to step out on the porch.  I called my painter friend and he told me to  spray everything 3 ft down with bleach water to take our time and special attention to the door jambs . He said cats would spray those areas heavy. we sprayed it down twice and let it dry, including floors. (wood) kiltz everything and then covered it with flooring, laminate and carpets .  it eliminated the odor, has been rented multiple times since then.   i do use ozone machines in houses all the time , I usually just let them run until im done with the house. most of my work is done on weekends. So machines run all week. mostly smoke, musky smells or houses that have been shut up for extended periods of time. mostly foreclosures that have been setting for a few years . By the way that Realtor was my realtor on every deal until she retired. She earned that status with me.

separate email, bank, credit cards, everything should be separated as much as possible. even if you have to infuse cash into the LLC you can do an Owners Equity investment into the llc. emails are easy I have 5 different ones, 3 llc's, 3 bank accounts, separate credit cards . It makes things a lot easier at tax time. Only thing I haven't separated is phones, I have been through a lawsuit and they did nit try to pierce the llc veil of protection. But anything can happen. Keep your personal separate, Present your self as the manager of the LLC. That gives you the ability to tell them i have to take it to the board for approval of any changes.

I guess your right Brian i'm not a professional like you! I will run mine you run yours. I get tired of 2 to 3 grand damage evey time they move out.  I have a lot of long term renters.  just choose not to put up with the problems. 

According to your experience section 8 more turnover, more repairs less CF? 

 Absolutely, It has almost always ended up in a loss due to the damages.
