If it works for u than thats all that matters. But with more units it spreads risks and gives economies of scale. A high end single does not make for a good rental in my opinion.

Talk to another lender the large majority of them usually don’t do more than a duplex.

I was wondering if anyone has had experience landscaping using artificial plants and bushes. I purchased a quadPlex towards the end of last year and the landscaping needs a lot of sprucing up. I do not want to add significant additional maintenance costs that goes along with having shrubs and bushes that need to be trimmed twice a year, does anyone have any experience good or bad with using artificial plants bushes flowers etc.
I know and understand all the differences between a residential and commercial apartment buildings but in the grand scheme of things whether somebody has one unit under one roof, or 100 units under one roof everyone’s goal is the same increase income and decrease expenses increase income and decrease expenses
My first purchase was a four unit in August 17’ and I did a conventional loan with 10% down I believe the program was Freddie Mac home possible

I was wondering what your experience has been, good or bad with buying rental property in close proximity to the firehouse/station? my initial thoughts would be it may be a slight turn off to potential future tenants when the fire alarm goes off. I’m told the property has a strong rental history but I was just wondering if anyone has had first hand experience?

Post: 50% partner wants 100% cash flow.
