I have several potential tenants who have young children. The home is on a river here in Portland Maine. Are there any dangers or responsibility from a landlord perspective? 

Should I be concerned with kids getting hurt on my land or in the river? 

Is there anything I should add to my lease agreement?

@Toni Mo, thanks for your input! I have used energy audits for insulation. The homes are cheaper to heat and cool, but also so much more comfortable in general.

Another thing to add is that I would be installing and wiring these panels. Besides my time, this setup would only cost materials and anything the utility company makes me do.

I'll have to look up those feasibility studies.

I live in Portland Maine, I have been thinking on placing solar panels on some of my rental's land. The idea is to supplement (or cash flow) my own electric bill at a different home I live in. The home is too tree covered for solar. 

Does anyone have any experience "Selling" power back to the utilities company?
Why is every inch of unused farm land not covered in solar? Seems like the ultimate "Passive Income"
What problems have people encountered? Especially using solar on land they do not occupy.

I'm new to BiggerPockets so please let me know if I am post in the wrong space. This site is still new and confusing to me.

I currently have an off market deal for a multi unit in an A+ neighborhood. This is a retired friend of mine looking to get out of the landlord game. I plan to buy and hold like I do with all my homes. Being such a desirable home it is expensive for me, 550,000 about. I have a local lender who will finance with 10% down and my buddy the seller will contribute 3% towered closing costs.

a few questions:
-Is there such thing as a "Down Payment Loan?" I have over $40,000, but it looks like it will not be enough.
-Is there such thing as a short term partnerships? I would be interested in talking to people about buying in for a 6 month - year. Similar to the "Down Payment Loan" idea I have. Again the first time hearing about this I have not heard about partnerships till BiggerPockets. I have no idea how they work.
-Should I be think of different ways to fund this deal?

Hi, My name is Ray B. If you are local to my area you may already know me. Small world, even smaller state. I was born in Portland Maine, the largest city in the state with a population of 70,000. I started investing accidentally after college with a house hack before my home town became a wildly popular place to live and visit. After discovering the amazing world of real estate investing, I started buying any distressed property I could get my hands on. In 'Maine-ah' fashion, I am doer who is able to build or fix anything the situation requires. Using my skills, I am able to compete with more well-funded investors who may not be interested in getting their hands dirty! If you have ever visited my amazing state you would have noticed the most of the homes were built very long ago. My "newest" home was built it 1920 while the oldest was built in 1797 and is the third oldest building in the city of Portland!
