A friend might sell their townhouse in Fort Myers, Florida and I’m curious to see if it could make a good vacation rental.

What's the best way to determine rent for an STR? I've been comparing similar properties on AirBnB and VRBO, but I'm having difficulty determining how much it could rent for, especially during June through October.

I like to give gifts that are a win-win for the tenant and the property. For example, updating a light fixture or putting in a ceiling fan can be fairly inexpensive and increase the value of the property at the same time.

A simple gesture would be some outdoor plants to provide curb appeal. Mums are great this time of year. If you don’t want to plant it, then you can buy one with an inexpensive pot to put near the front door.

Another simple gesture is to buy a bulk pack of LED lightbulbs and change out all of the light bulbs in the property. You can buy a 24 pack for $24 on Amazon. They last longer and will save the tenant money on their electric bill.

Another idea, if the property doesn’t already have it, is to put a wireless keypad on the garage door. For $30, it’s an easy investment.

Who did you hang your license with in Rochester, NY? I am interested in doing something similar and I am hoping to avoid broker fees.

I’m considering getting my real estate license for my own investing purposes. Is there a broker in NY that does not charge monthly fees?

I have an 11-page Rental Lease Agreement and I am curious to know...is it better to print it on both sides (front and back) or is it better to have single sheets (11 pages)?  Is there a "correct way" to do it, or is it just personal preference?

@Michael L. I know this is an old thread, but I was just curious to know what you ultimately decided was the better choice between flat and satin?

@Nick Brogren Just curious, are there additional fees that you would need to pay to a local real estate board or to access the MLS? If so, roughly how much?
