I’m using a platform called Padsplit for properties in larger core markets, but use Facebook, Craigslist, and Zillow for properties in smaller populations.  Tenants are different depending on locations. In Houston, Tx we get traveling nurses, divorced parents wanting to be close to kids, students, traveling professionals, and just people looking for a way to budget their life. Our screening process tends to keep riff raff out, but like any real estate deal we see the occasional problem child and deal with them swiftly before they upset the order of the home.

Setting up my 3rd co-living arbitrage in the Houston area!  Turning this 5/3 into a 9/3 that should cash flow about $2400/mo fully occupied. First week of setup included laying down gravel for additional parking, making living room into 2 bedrooms, converting large pantry/laundry into a bedroom, and splitting primary bedroom into 2 rooms. Moving fast and should go live by the end of next week. In the end, we rent each room by week, but require a 30 day minimum stay up front.  Each room is fully furnished with plush full size bed on a 15” tall frame for storage, smart TV, desk and chair, night stand with lamp, artwork, full size mirror, and clothing storage.  Rents are all inclusive of high speed unlimited internet, lawn care, housekeeping of common areas, and all utilities.  I am also part of a full scale co-living management team that assists with property evaluations, Co-living training, acquisitions, setup construction, tenant interactions, and property management.

Hi Rawn. I just saw this post and am curious to know if y'all always meet at Saloon Door ir if y'all move around? I'm fairly close and would like to check out your meet ups

Selling a property in Houston, Tx. Been a Padsplit co-living home for a bit over a year. 8 rooms, 4 bathrooms. All 5 upstairs rooms have private vanities and all 3 downstairs rooms have private entrances. Large driveway that accommodates 10 vehicles. Completely renovated (electrical, plumbing, fixtures, floors). It was actually originally a 1940s manor owned by a wealthy businessman. Grossed over 70k this FY. I’m moving funds into a different strategy. Appraised value is $390k. Asking $500 fully furnished with high end hotel furniture. Has full 2 car garage with extended slab that was planned to turn into a 3 bedroom apartment.
