I think you have to ask a few crucial questions, first being what do you believe a good ROI is. There are markets that historically appreciate more than others, but because of this the cashflow is generally less.

Do you want a high growth market that sacrifices cash flow? (Phoenix, DFW, NC, FL areas...) or do you want something more in the middle like a larger city in the midwest (Kansas City, Oklahoma City, Tulsa areas), or if you really want to lean in on cash flow you may look at smaller cities or towns but you'll expect significantly less projected appreciation there.

I prefer where the appreciation is more compare to just cash flow.
