Hi Nate, I currently have a client that wants to lease a home to place a group home.  Can you tell me how much you would charge if you had a property to rent?  I'm trying to help her pull some numbers together.  Also, please let me know if you have a rental property available that you would be willing to rent for this purpose! I do this but don’t want to share. Then you’ll call me to court when the poop hits the fan and I’m no lawyer! I got mine from a real estate attorney :)

Kansas City is an awesome spot for Multi family, plus it's affordable. At my brokerage, we recently sold a 7 unit apartment complex for just 350k. We also had a 4 unit for just 150k! 

So not only is it affordable here, but you'll also find good cash flow, as well as appreciation. Our whole city is growing currently!

Hey @Ravi Kumar I've done Airbnb in Portland and you need to read up on the regulations.  I would strongly recommend outside Portland, like Beaverton, wine country, or the mountain due to regulations.  The best workaround is mid-term rentals.  Let me know if you want to chat more about it.  

We have a group home for elderly on our street here in Tempe. It's definitely worth looking into. Lots of info is available on YouTube, but I think the real money is in operating the business yourself.

 Mid markets, but older markets like Kansas City and Pittsburgh are excellent in my opinion.  I've said this a few times here, but we closed a beautiful 29 unit building in Kansas City on Benton Blvd and it's a cash cow.  As the new owner raises the rents, it'll be even better.  PM me for financing details if you'd like.

@Ravi Kumar I receive requests on occasion from people looking for homes to rent for this purpose. My company doesn't manage them, but if you want, I'll send them your way next time.
