Weekends are also better for me as I have two little ones to get to bed, but might be able to make Monday the 22nd work if we do it after 530 or so.

Ha! I feel the same way about every property. I think, "well, it's on the MLS, so all the investors in town have seen it. They didn't buy it, so it must not be a good deal!" We aren't ready to buy just yet, but that is definitely an attitude I need to shake. Good luck!

what other neighborhoods do you focus on in Louisville? I'm starting to think about what areas we want to invest in. I live and spend most of my time in the East End, but I don't think that's the best place to start because the prices are a little high. Curious where some good lower priced rental areas are? I feel like young professionals would be an ideal tenant for me, but I also presume they would prefer hipper areas like Highlands, which I feel is really competitive. As a novice, I'm not sure I'm prepared to compete. I definitely need to get a better grasp on the rental market here in Louisville, as my only knowledge of it is when I rented here 3 years ago. My perception is that, as a renter, I had a lot of competition to get into neighborhoods like the Higlands or Crescent Hill. Even Butchertown. So I feel like they would be a safe investment. Just hard to find a good deal. We ended up renting in Butchertown, and our landlord was also our realtor when we bought our home. I know he had 20+ applications on the place when we moved out. I don't know if that is good or average. I'm rambling here, but would love to hear more from those of you who have rental properties in town!

I'd be up for a Louisville meet up as well. I know some people tried to get one together a while ago, but that was before I joined. Not sure if it ever happened.

Are you sprucing it up to sell or rent? Agree with the others that shutters will make a huge impact. A door with a window would also be more inviting, or paint the existing door a fun color. The house is too monotone. You need some contrast to warm it up. Put a flag up, maybe some window boxes. Hard to tell about the landscaping with all the snow on the ground.

I have seen some of your work around in the little time I have been on BP, and I can see why your projects stand out from the rest.
