Agree about the small bedroom as someone mentioned above. But overall great transformation - looks so clean and modern. Just curious about one thing though - are you allowed to call those two lower level bedrooms "bedrooms" since they don't have egress windows? I am new here (I make that disclaimer every time I comment haha), so just curious if I am misinformed. Or maybe if you add bedrooms they have to have egress windows? Or maybe it depends on your local code?

How exciting! I really appreciate that you shared all the numbers. It is a great reminder of all the $$ that comes out of the profit.

You said, "I've learned that in order to grow this business, I need to get out of the rehab part of it." Can you talk about this some more? Is it because doing the work yourself delayed the process, or because your time would be better spent elsewhere, like finding the next deal? Any idea what the additional cost would have been to have a GC? I am new here, so sorry if these questions are rehab 101! From what I've observed so far, most don't seem to do the work themselves, just wondering your opinion.

Hi! I am a new member living in Louisville, KY. My day job is at a local commercial architecture firm, and my night and weekend job is being a mom to two girls. We are also completely renovating our home, which we bought as our first investment. In my, uh, "free time," I am working toward my long time goal of investing in real estate. My dream is to flip houses, with an emphasis on design. But I am also interesting in holding on to some rental properties with the goal of having enough passive income fore me to quit my job. 

Since discovering BP, I have been listening to marathons of the podcast at work, surfing the site during lunch, and reading the beloved Rich Dad Poor Dad in the evenings. My goal is to learn as much as possible over the next few months. We are not in a place financially where we feel comfortable investing (yet). But I am learning as much as I can, so that I am ready to pull the trigger when my rich great uncle that I don't even know about dies and leaves me all his money. Oh wait, I mean, when we sell our personal home for a profit. 

I look forward to learning as much as I can from everyone here and hopefully making some local contacts!
