Thank you all this is great. To comment on Guy's Gimenez good point. Our strategy is to hold the property long term under the LLC and only sell if there is a Like-Kind (or better) investment opportunity as I understan rule 1031. am I Right?

Hello,

Kids are gone and My Primary home is too big for my wife and I.

Here are the facts: We are in Texas. We already have a Series LLC with one Rental property (with mortgage).

Now, My Primary home is paid off. We would like to rent our Primary Home but we would like to do it under the LLC. What would be the best way to transfer our Primary home to the existing LLC (to avoid or minimize taxes)? Sell? Gift? Overtime?

Any help would be greatly appreciated Thank you

Hello,

I'm looking to by my First Forclosure on an Auction (kindda nervous).   I just learned that the  property has a tax lien dating back from 1991.  The amount was about $2200 and there is no record of the debt being paid off.  The owners (who owed the debt) died in 2010, and in 2012 it was ruled that the heirs would not inherit the home because the home was in foreclosure.  Any idea if the IRS still wants their money plus 15 years of intersts? or how much does the irs want?  THank you in advance

on an Action is it true that if i pay the main Loan I don't have to pay the Junior Loan?

I don't have your Spreadsheet as I couldn't find it to download it. From the article all I got was a PDF. I'm just a beginner and it would take me a while to digest your response but it would be greate if you can tell me how to download your Spreadsheet. Thannk you so much.

Hello i read an article by J. Scott where he refers to a spreadsheet. The article is great and the Spreadsheet really good. I was able to follow the Example on my own Except the Equity accrued. His Example and the spreadsheet has a value of 3,251 and I come up with 3,489.84. I would like to understand what I'm missing?
