I was just wondering if anyone invest in the C, D, F neighborhoods (aka "the hood"). If so what are the pros of this. The cons are pretty obvious.

@Kyle Jones Thank you so much for the encouragement.  I agree about finding the best angle to be successful

@Brandon Cravens I agree. A big part of me want to invest in these areas.  I just keep getting discouraged by other investors and saying I am being to "green" or naive.  My long term goal is rentals and 50% or more of those being section 8. I have heard all the reasons why not to go this approach just wanted to hear the other side of the coin.  Thanks for the feedback on the lowest level.

Calling all SERIOUS investors to this 3770 sqft home in a great area of Sandy Springs with views of the Chattahoochee River. Home does need work but there is plenty of equity in it. No wholesalers please real buyers only.....ARV in the 800k+ range. Must be able to close quick. Please do your due diligence prior to submitting offer. Contact for access and to make an offer

@Jeff Copeland completely random...I love your logo. I started singing the theme song :-)

Well I just started but my biggest 2 things that I am working to overcome is the best way to market (direct mail, cold calling,etc.) and the best areas to look. I feel like I have been spending a lot of time testing, second guessing, and changing my approach

@Rush Wall Thank you so much for this different perspective.  I never thought about focusing on areas I like.  Since I eventually want to invest in rentals this maybe a good approach.

@Randy Lee

Thank you for your feedback.  Now that I am talking to investors here I have heard a number of those places mentioned repeatedly.

@Matthew Nicklin

Matthew I agree that margins are thinner. I am honestly thinking I will move more into flipping than rentals sooner than I thought. My purpose for wholesaling was to "get into investing" because I didnt have the money.  After learning on how many other ways you can finance I am less scared off by the money aspect.  I still want to wholesale while learning and to build capital.  Thanks for the advice.
