It's a SFH and I'm looking to pull $25k-$35k out to buy another rental.

I have a rental in OHIO that want to pull equity out of to buy another rental property. I've called a few banks and most don't offer HELOC on rentals and for refinancing, they want to pull my personal credit which is not good. I'm looking for a lending product that is tied to the equity in my property and not depending on my personal credit to obtain the loan. Any recommendations?

Has anyone taken the Kent Clother's Certified Property Rehab Specialist course that is offered for $1,497. I would like to know exactly what are you learning with regards to rehabbing. 

I have the opportunity to purchase a 3-bed, 1-bath duplex that needs only roughly $10k worth of rehab work to get it move in ready for only $19K in the Dayton, OH area. Each unit has the potential to rent for $750 each side with a total monthly income potential of $1,500! I've got a move in ready 3-bed, 1-bath in the College Hill area of Cincinnati, OH for $55k obo, ARV is $80. Looking to sell ASAP. There is little to be repaired other than paint and flooring.
