 Hi Robert,

I apologize for the issue as we are working through our calls and emails as quickly as possible.  We are having an issue with our old processor holding a reserve account and we are taking any steps necessary to get those funds released.

 Hi Jill, 

The reason for the applicant verifying the information is so a soft pull is done on his or her credit instead of a hard inquiry.  Take a look at RentPrep.com as they may have an option where you can submit the information to them without the applicant being involved.

@Carolina Cruz if you haven't already try Zillow Rental Manager as that posts to the Zillow network of sites.

@Daniel Luedtke you will hear different processes on BP, such as having them fill out an application before the showing or have them fill out an application at the showing, but I would recommend pre-screening them with some set questions before you even get to the application or showing.  These could include letting them know your requirements (credit score, prior evictions, etc.) and asking about his or her current situation.  This could be by email or phone.  This will cut down on those applicants that aren't qualified.  

I would recommend having them complete an application first and only then if they meet your requirements and seem like a qualified person then request the background check.  SmartMove can be used for the screening, but you will need a separate application as SmartMove doesn't provide that.  That way only the potential candidates are having to pay for the screening.

@Chukwudi Motanya the one recommended by BP is the TransUnion SmartMove screening.  Go to the Tools section for more information.

@Hiren Patani BP recommends the TransUnion SmartMove product as that is an easy way to request a background check.
