Jeff Barker Welcome to BP. I'm originally from New Mexico and went to UNM in ABQ. I've been browsing the ABQ real estate offerings out there and there seem to be some good deals out there (I've toyed with the idea of investing out there as well).

By the way, I know someone in ABQ that works in the AC/heating business. Send me a private message if you would like more details.

Terry P. You didn't say whether you were attempting this on a mobile platform or not. But my experience has been that if you are using a mobile device (i.e. iphone, ipad, etc...) the @mention doesn't work. You'll have to use a non-mobile platform like a laptop to use the @mention.

Maybe Brandon Turner can comment some more on this.

Jon Holdman I agree that although the back of the napkin calculation has it's limitations, it is certainly a quick way for a newbie to determine whether an investment even passes the sniff test (which is why I suggested searching the BP forums for worksheets/analyses that account for additional details).

With respect to the 50% rule, I would have never invested in a single property here in Austin had I used that as the deciding factor. And after buying and selling real estate here in Austin for 14 years I've not yet been disappointed/regretful in any of my purchases.

Corey Schwab My response assumes you're thinking of investing in a single family home. If true, for a back of the napkin calculation, you will need to know the following things to determine your cash flow:
1. monthly mortgage payment
2. monthly cost of property insurance
3. monthly cost of property taxes
4. monthly rent that you can get from the property.

You'll add up steps 1-3 and subtract from step 4. Obviously you will want this to be a positive number. This is a very basic analysis but can get you started in understanding whether a single family home investment will cash flow. There are several discussions and worksheets in the BP forums that will provide additional detail. Good luck!

Krishn JAISWAL welcome to BP! It's good to see some New Mexican's sharing on BP. I grew up in New Mexico and went to UNM in Albuquerque but have lived in Austin Texas for the past 19 years. I have considered investing in Albuquerque but am stilll on the fence mostly because of the distance. Would love to hear more about how you got into owner financing and some pros/cons about it.

Manuel Acuna I have keyword alerts set for Albuquerque and this is the first group of New Mexican's that I've seen post about Albuquerque. Looking forward to more!
