Hi Gilvina! In my honest opinion the state of Florida, especially in Orlando is a great location to invest in.  I'm a realtor in New York and it seems like all of my friends and family are either moving to Orlando or considering moving there someday.  Florida is a no state income tax state which incentivizes businesses to move down there and it is very enticing to folks who don't want to give more money to Uncle Sam.  Most of Florida is landlord friendly which is going to be very important if you are looking to invest.  The job growth and population growth is also up the charts.  Last time I checked 19 of the Fortune 500 companies are headquartered there too.  They have a pretty robust economy and I think it'd be great to invest in Orlando.  I actually have a friend who is a Realtor/Investor in Orlando! Her name is Tanin & she would be more than happy to help you reach your goals. I'll be shooting you a dm.

Hey Ana! As Realtors we aren't necessarily allowed to suggest any neighborhoods or areas because of steering & the fair housing act.  However, we are allowed to give you the tools to do your own due diligence & research.  Niche.com, city-data.com & neighborhoodscout.com are some of the tools you can use at your disposal.  Although I'm a realtor in NYC, I do have a friend who's a realtor/investor in the Orlando, Florida subdivision who would be more than happy to guide you through buying your short term rentals.  I'll be shooting you a dm!

Hey Jon, short term rentals can be extremely lucrative especially in the very touristy areas. LLCs make it more difficult to obtain financing from different lenders. imo you're better off just getting them under your personal name, but add umbrella insurance in each one of your STR. Umbrella insurance covers you for mostly everything & it's not necessarily too pricey. This is what I'd personally suggest. I actually have a friend who's a realtor down in Orlando who'd love to help you with your STR Condos in Orlando. I'll be shooting you a dm.

You're lucky to be located in Fort Worth because I definitely see it being in the path of growth.  Texas in general has a lot going on when comparing it to other markets, like not having state income taxes, it's located in one of the major airline hubs, they have plenty of Fortune 500 companies that are headquartered there and etc.  I have a good friend who's a realtor in the Dallas Fort Worth Metro area & I would love to connect you two.  I'll be shooting you a dm!

Hey Kal! it seems like a lot of people from California are migrating to Texas ever since covid happened.  The Dallas Fort Worth metro area is a great market imo.  No state income taxes, Population growth & a diverse economy.  A lot of the big health care companies are headquartered there which is a plus.  I'm going to be shooting you a dm! I have a friend who's a realtor over there.

I'm currently contemplating on building a collaborative relationship with a Real Estate Investor who specializes in wholesaling.  I figured it'd be great to work with a top producing Wholesaler in my market since I'm a realtor.  I know that people normally tend to think of Wholesaling as something that happen off market, but that's not always necessarily the case.  I am how ever apprehensive of beginning any sort of partnership with a wholesaler because of the legal ramifications that could follow.  Any input from Real Estate attorneys would be great.  I'd also like to hear from Real Estate Agents who have maybe worked with Wholesalers in the past and what their experience was like.  I know different states have different laws and that the laws in my state could be completely different from other states.  It'd be great if I could get attorneys and Real Estate Agents in NY in this post.
