Hi,

I have a good understanding with my handyman. Now I want to hire him as an employee. This guy is amazing and does pretty much everything except electrical/plumbing. What I want to understand is how much will be the cost? e.g Lets say he charges me $30/hr and he will be working for appx 300 hrs in a project so my cost will be:

A- if hired as handyman $30 = $9000

B- If hired as Employee ?? Keep in mind he will still get $30/hr as my employee. What I don't know if what will be additional cost e.g Worker compensations, Insurance, Soc sec, Hr expenses etc. Also is there an agency that can help me?

 Depends on the complexity.  A basic clawfoot is mostly plumbing.  A fully tiled surround shower/bath combo is most labor.

Always get the plumbing done professionally and try to drive as much cost out of things like tile by hiring your Trained Handy Man to do that.

The new bathtub will be simple tub and shower/bath combo or clawfoot. what do you suggest in that case

Hi All,

Sorry for asking such  a newbie question that probably has already been addressed here but I can't find it. so here I go.

In a bathroom remodel project what task  do you think can be performed by a trained handyman vs Professional? Here are my thought?

Any Demo - Trained handyman.

Tile setting - Professional

Plumbing changes - Professional

Electrical changes - Professional

Replacing old Toilet(Same spot) - Trained handyman.

What do you guys think? Let me know.

Hi

I have got this great house recently that I would like to flip. I am going to be GC for the rehab. My question to more experienced folks is do I get more accurate bid if I first demo myself so everything is clear for Kitchen/bath contractors to give me an accurate bid.

One of the contractor that I have used in the past suggested that I clean out the 2 baths, kitchen so other contractors know exactly what they are dealing with.

Any suggestions?

How many labor hours roughly. I ask because I am planning on doing same and need an estimate.

Hi,

I bought a Owner occupied home in 2013. Life situtation changed and we decided not to move in the house.

After fixing/repairing it I decided to wait till 12 months since we were not allowed to rent for 1 year as an owner occupied and now I have rented the house in 2014.

My question is. For 2013 can I deduct amount that I spend repairing the house to make it rent ready? I am doing my 2013 taxes, that's why I want to know how to deduct any expenses?

Hi,

So I have a client who want to buy a house but cannot go to conventional bank and get money on interest. They are not allowed to give or take interest. But what is allowed is that somebody buys the property for them and then sell them at higher price which can include "interest" calculation in the price of the property.

For example if 100k is being financed, the seller can include the interest cost in the price itself and agrees to take a monthly payment. on the surface it looks like 0% financing but actually it is not. The seller is recovering his interest payments by selling at higher price.

Is somebody familiar with that kind of contract?

Hi,

As we all know that it is getting difficult to find deals to flip while there are a few flippers in my town who consistently keep getting good deals. I have setup a lot of alert on MLS/Redfin and do get some good alerts every now and then but these flippers I am talking about get it much cheaper(usually 40-50k below my price).

Is it possible that these flippers have some relationship with banks? is it possible for a property to be not listed on MLS and goes direct to flippers.

Or may be I don't know how to setup alerts, if somebody can share some tricks I would appreciate that.
