Hi,

What will be the approximate tax liability if I have the following situation?

1- Rental income from house #1 = $12,000

Mortgage paid = $9000

2- Rental income from house #2 = $4000

Mortgage paid = $3000

Assume I make 50k/yr on w2 from my full time.

Hi,

While looking for a sub contractor for one of my flips I got an offer from a contractor that he can perform bulk of the rehab work while living as a tenant. We didn't go into much details as I wanted to come here first and check if this is even a feasible idea. To see if someone has already tried it and if so what what will the setup?

$X in rent discount for y man hours? e.g Tenant spend 10 hrs and they get $200 off from rent?

What is the liability aspect of this, lets say if he gets injured etc?

Hi,

I have a bath renovation going on for a flip. Can you guys suggest if a washer dryer in a master bath is a good idea or not? They will not be in a closet but may be separated by a 4 feet wall on the side.

The reason I am asking is that there are already all connections available if I keep the washer/dryer location same but then it is in the master bath.

The alternate design is to move washer/dryer to a side, in a closet and be totally separated with master bath but then it will cost more as I will have to pay for extra plumbing/electrical and vent.

any ideas?

Hi,

I have a house for flipping purpose and I have obtained some bids from GC but the numbers won't work very well in my favour if I bring in those contractors. I still plan to use plumbers/Electricians but the rest of the stuff like tile installation/carpenter work, hanging cabinet has anyone tried hiring from temp agencies who provide construction workers. will that be a cheaper route? or any other ideas other than DIY.

You mean 2 days by one person working 8 hrs  a day. so the total is 16 hrs? correct

Hi,

I have a 5 by 8 bathroom remodel DIY project. The bathroom is down to stud but insulation is already in place. All the plumbing roughin are done. All electrical work is done. Door is already installed.

I am planning to do all work myself as I have experience installing a bathtub/tiles vanity. Can you guys help me appx estimate of labor hours I will have to put into it. The following are the task.

1- install backerboad on all 4 walls.

2- install toilet seat

3- install single vanity

4- floor tiles( area= 4 x8)

5- Tiles on all 4 walls

6- paint cieling.

I am just looking for a ball park labor hours required if all work is done by a single experienced person.

Also is there any website/software/tool that I can use for future estimate.

May be I will hire him as 1099. Btw $30 was only a example, I pay less than that.

Other might be using temp labor agency. Does anyone know a good agency for construction worker in Seattle
