It's mainly beginner advice to help people who are completely lost when it comes to investing. You'll become almost your own wizard once you start playing around in business and real estate for a while. Follow your own path and what works for your financial situation.

I would say hold and see where the economy goes for at least the following year. If you can afford it continue to build that equity!

What are your goals with getting a property? For a first-timer, I wouldn't recommend seller financing because it can include a lot of hardship in the future if the legal is not done well. If you really want to do it then read one of Pace Morbys books. 

But please realize that investing is a long-term game. You don't want to rush yourself into it, especially with a poor foundation. How are you going to take care of the house if your tenant destroys the carpet or if the roof needs fixing? Some of the repair costs could easily put you in more debt than you know what to do with. I'm not saying it is impossible but your risk level with trying to invest in real estate with a debt to income of 49% can set you back many years my friend. I would suggest waiting a couple more years and start building your trusted dream team in the community.

He's just a good marketer. As for results for others, he lacks. So sorry that you had to be scammed to realize that from both of them. Bigger Pockets is the right place to get the real juice of the situation and hear from different perspectives other than a person who is trying to create their own "religion" of motivational adages.

Hi Alice,

I don't think that an EV charger is a huge benefactor. Maybe it will be in the next 5 years but right now the majority of people still use gas cars. Don't get me wrong, I find it extremely useful but I shouldn't be as much of a property value increase as say a small remodel or land renovations.

I started my investing journey when I was 22 years old, and have already learned numerous expensive lessons in my short career. I'd love to hear your stories from various timelines of when you started your investment career!


 I'm 19 right now and work as an agent. I want to start as soon as possible as soon as I have the starting capital. I might partner up with someone to expedite the process since I already know how to underwrite and manage - any thoughts?

Some suggestions to get you started:

- time commitment 

- team, company culture, and leadership. Look at the bad. Has anyone left recently? Try to find out if they are as really good as they say they are

- interviews: interview existing members and see what their process was from where they started. Don't set this as your benchmark but just for you to get a feel 

- training

- commission structures

At the end of the day, it is important that you stick with someone where you can replicate your success. Since sales usually runs on commission, you want to make sure that you can stay in for the long game as you start picking up the basics. The firm you choose to work with will work against or for you.

I would first look at the HOA requirements. Then look at the county regulations for the plot size that you would need for a Dadu. I would also try to contact 2 - 3 builders that can give you a quote and some referrals to experience they have had in the past - cheaper is not always better. If you can afford it, I would do both and house hack them like a mad man.

If you haven't heard about it already, Disney Golden Oaks Park is a large neighborhood complex. It's located in Florida and is in close proximity to the parks. Homes have a massive upsell since their features are uniquely customized. 

For example, you can have a
'Star Wars' themed theater, a 'My Little Mermaid' pool, a 'Frozen' themed bedroom for the kids, and so on and so forth. 

Additionally, residents are required to pay $25,000 per year for concierge and Disney park perks.

Even with all these ridiculous fees, most of the homes were quickly snatched up.

Are branded neighborhoods the future of real estate? 

Do you think that we're going to see more branded-themed homes?
