No "sleeper" areas in the south side if you're talking about flipping. Sales appeared to have slowed (slightly), ARV seems to be stabilizing or slightly declining possibly due to the interest rates. You just need to be creative with your approach or strategy.

Welcome Brant. I think it’s laegely going to depend on how much you’re looking to spend. 

Outstanding house. Thanks for sharing. And that wall!!!!! I’d be surprised if that wall didn’t sell relatively quickly. What was (1) the timeline between your offer being submitted and you acquiring the property and (2) the length of the rehab? Thanks

Nicely done! Do you mind me asking what part of Chicago this property is in? (i.e., North side, south side, etc)

What was the length of time from making an offer to closing and from closing to completion? Also, when did you purchase the property? I’m asking because the competition in acquiring a property in Chicago is greatly effected by the season.

Good morning all,Fairly new BPs. I’ve been reading a number of posts (old and new) and enjoyed the free and humble exchange of information. Very encouraging. Thank you. I’ve recently embarked on this journey in REI by way of house flipping. As of now, it’s the one form that truly suits my personality (I like fixing/building things). Over the past 2.5 months I’ve been looking for properties with my realitor (via MLS) and let me say she’s a very knowledgeable and patient person. 🙂 Anyways, I haven’t had any luck as the properties I’ve been interested In have ended up selling well beyond asking price and my pockets aren’t quite deep enough to compete with for some of these properties. To keep this post from getting any longer, I was wondering if anyone has had any success with D4$ here in Chicagoland? I’ve seen quite a few dIstressed homes that are not on the MLS and would like to see what success (if any) people have had acquiring deals by other methods here in Chicago.Thanks in advance. 🙏🏿
