I like the idea of buying a double and living in half. That's how I started buy a property that was appraised 40 % above what I paid. I put 20% down and had instant equity, for my next property.

You have to research your target market. What are people paying and also decide what you are willing to pay. You can check comparable properties on sites like zillow. Hope it helps.

Welcome to the group.i love seeing all the PA people on the forum. I started out the same as you. What I did and I'm not saying that this is the best way. I saved enough money to put a good down payment on a duplex and lived in half for a year. Building equity was key for me due to the fact I didn't make a ton of money and had Soso creadit.

Great question. I would personally try to cut a deal with a quality local window manufacturer. That's a lot of windows and you should be able to get a good rate by cutting out the middle man.

Thanks everyone for your kind words and advice. I'm currently placing a cash bid on a multi family for closing. I'm not quite sure what deal syndication is @Joe Fairless. I have a construction background with a understanding of financial numbers, so my goal is to continue to grow my equity threw purchasing investment property.when I look forward to sharing my experiences with you people. @Paul Timmons

Hello all ,my name is Randy. I live in the north east part of Pennsylvania near the Pocono. I bought my first multifamily property in 2010. I lived in the building and made my second purchase a single family hud owned home. I'm currently only 50, 000 in debt with 150,000 in equity. I'm looking to expand my portfolio of rental property and possibly get into some flipping.
