George I find them using an " appliance rebuilt" search on Google. I usually pay $100 each for a washer and dryer and they are in much better condition than just used on Craigslist. Good re-builders stand behind their machines too and usually have a slew of parts so no wait for an expensive new part to ship.

I too provide a washer/dryer in all my sfr's. I don't buy them new, however, I have located appliance re-builders in most areas where my properties are located. Their machines are refurbished and look near new and I've had almost no issues with them. The few times I have needed repairs, the re-builder have quickly fixed them and at a low cost.

That answered many of the questions I've asked various lenders over the years and never been provided a clear answer. Thank you!

Question: How do we best stay current on the frequent changes that are implemented with this program?

I have 1" pex running out to my pool and yard and leave water in the pipes all winter.  (I shut the supply valve off in the house however) It get's a little cold here in Wisconsin in winter and I've never had any issue. They say that the fittings and valves will burst but that has not happened to me, seems the pipe adsorbs the expansion. I also like the fact that using pex I can re-plumb a house in a day. Actually, removing the copper or galvy usually takes longer than installing the pex!

Has anyone found a complete software program for buy and hold or buy and flip investors? From what I've found most packages are either evaluating an investment property or managing it. I've not found one that covers acquisition, repairs then sale or management. If anyone knows of something like this please let me know. If not, would there be a market for such a package?

Hire an attorney or go to your states Secretary of State website for do it yourself info. 

I'd just make sure you were following the law and let them try to sue you. I'll never forget the time I had a tenant threatening to sue me for something and while I was in the unit he said to me, "I'm gonna sue your a$$, I know rental law" while holding up a criminal law textbook. He was out soon after...

Hey Kyle, welcome to Bigger Pockets. This is a great site to find more answers to your questions that you ever imagined. I'm right over here in Wisconsin but have some properties in Minnesota as well. I agree with Dylan, kitchens and bathrooms. Here in Wisconsin people love the charm of older homes but they like new, clean, updated kitchens and bathrooms. I've done several older homes where I put 90% of my rehab effort in those rooms and only 10% on the rest of the house. I also focus on making things look clean. Grungy looking areas detract from the whole property so I always make basements and garages bright and cleaned up as best as possible. You mention light fixtures, I also replace electrical outlets, switches and covers. Very inexpensive but makes the property look newer. Hope your deal goes well!

Find a good independant agent and make him or her work to find what you need.
