I've found a home that I'd like to purchase for our personal residence. It is a potential seller finance with sub2 and a wrap around. This would be our first deal and we could use some expertise from those seasoned sub2/seller finance folks. If you'd be willing to walk us through a letter of intent, structuring the deal, etc., we would be extremely grateful. Thank you!

Hello, I have found a property with a motivated seller that I would like to buy for our family residence. To make the deal work, I need to purchase it sub2 the existing mortgage remaining in place with the seller carying a note for the difference between the existing mortgage and the sales price. I am in the Phx Metro area, and would love help with structuring the deal, writing the letter of intent, and knowing if I need an attorney, RLMO, Title Company, Escrow officer etc.

I know it's been a while since this topic was last discussed, but I wondered if there is any additional information out there on this topic? Has anyone discovered what exactly a "Link Option" is? Sounds like someone has made up a new name for an old strategy and is trying to profit off of the curiosity factor of a new shinny object?? I'd love to be wrong??

Thank you. I understand the mathematical formula. I'm liking for a source for that has the empirical research data on cities. For example, in Milwaukee distressed propert sales for something like 52% of retail value. There are organizations that gather and process this kind of data.

How can I find out what the differential is between the value of distressed property, and the retail value of SFR's in a particular area?

What is the best way to find probate leads? Is there a list or service that searches the legal postings and can can pull out homes for sale in probate? Thanks in advance for all the great info.
