In an arms-length transaction, there really isn't any such thing as "too little."

Well, James, I suppose if they just repo'd the car because I hadn't paid for it, I would probably slink off and not rate them at all.

If I paid my money as agreed, and they refused to fix "small" items until there were enough of them to bundle together and make it more convenient for them to schedule a time...you had better believe that they would get a "C" at the absolute best.

And, importantly I think for some people on this thread, if I paid as agreed, they provided the car as agreed, and they generally had an unfriendly attitude and treated me like something they needed to scrape off their shoe...they also wouldn't be getting an "A". Or a referral.

I wonder how many of the chest-thumpers are landlords in densely-populated areas where there is always a pool of potential tenants who have't heard of them, and how they interact with tenants. The combined total population of the three towns where I own properties is less than 10,000. Word gets around right quick-like. If you don't have a customer service attitude, you're toast.

You might be the first person in history to voluntarily move from Santa Monica to Worcester.

Some of these responses amuse me. "If they give me an A, I'm doing something wrong, and letting them take advantage of me. The only way I'd get an A is if I let them stay for free."

Nonesense. Renters are consumers. I was just asked to rate the dealership where I recently bought a new car. I gave them an A. I assure you, they did not give me the car for free.

Where did you find a realtor to work for 1%?

Your profile sounds like my brother. House just under a million, low down, in Arlington. He used Lowell Five.

A bedroom needs to be 70 square feet, with no dimension less than 7 feet. I think it would be pretty obvious looking at a 7x10 room that a queen bed would fit (even if not much else would). Just how small is this room?

If it is not a legal bedroom, you are looking at a 2/2, not a 3/2, and that obviously will affect resale.

"Impervious" is maybe not the word. If you have people abusing you floor and letting liquids sit, it is going to get through the wood.

Certainly I would rather have someone spill a glass of wine on hardwood than berber.

I have only used engineered wood once, in a laundry room. It looks fine, but is recognizably not actual nailed-in-place wood. Feels different when you walk on it. I admit, this was cheapo stuff from Lumber Liquidators.

Dress like you are 30.

In other ways, also be very conservative. No visible tats, piercings, etc.

I have done business with people in various professions that were very young for their jobs. If I were listing a home, I would be looking for someone with a lot of experience. If I were buying and had done a lot of research on my own, maybe I wouldn't mind a very young/new person showing me other people's listings.

Maybe market yourself to flippers/investors who don't need a broker or realtor's professional expertise, but just need someone with a license?

Pressure wash the concrete drive. And consider staining it. The pressure washing will be cheap (<$100). Or a pretty decent pressure washer is $300-$400 at Home Depot.

I think you are right that a walk and steps straight out would look better, but that will cost a bit.

If I were buying, I wouldn't want to see painted vinyl siding, personally.
