Your arguments are valid, but the situation is minor compared to the real problem of mankind.

Advanced energy producing systems have been developed and hidden from you.

All our lives wud be extremely better if we had these devices. Why are they hidden? To keep the population dependent on gas, coal, oil and polluting our planet for mega profits.

You want something much more serious to whine and complain about? investigate this.

I'm over here in Fresno, but I'll pay you 50% of profits if you can find us some distressed fixers in the lower income areas in and around Sac.

I'm impressed with what you have done, however, if your interested in making some fast profits, run some of your finds past me. I'm a wholesaler and we can flip these deals to hungry rehabbers.

I wrote a book, its on kindle and called ... big buks junk houses  only 2.99

I've been wholesaling real estate for over 4 years now. I've done a lot of deals and made a ton of money. I actually wrote a book. I'm not rich, and I'm not an expert. But I got things figured out and I'm getting good at it.

Check out my book on Amazon Kindle, it's only $2.99  It's called "Big Buks Junk Houses"

I have a recorded interview with Than Merrill, rehabbing and buy and holds are just a small part of their business. They mostly wholesale. I learned wholesaling from a $20 book. It's really simple.

Several people that I tried to help have never done a deal, But they have many excuses.

Many new wholesalers start up in my city, I see their bandit signs, 6 months later they are gone off to the next shiny object. It can be hard work, with many disappointments and failures, most people cant hack that. For me it was pure desperation, I stuck with it, sometimes going many months with no deals. But when I do one deal that pays out what I used to make in 6 months and realize I averaged 5 grand a month it makes it all worthwhile.

It takes marketing and networking and making friends with others investors.

Now I have a big cash reserve and I'm making a hell of a good living. If a chewed up ex construction worker with no HS diploma can do it, why wud you need to pay thousands of dollars when you can get a 20 dollar book?

I have written my book on how I wholesale junk houses, it's only $2.99 and will be available on Kindle next year.

But, do you have the passion and desperation and focus and persistence to succeed?

I first purchased a book for $19.95 from a TV Guru. I started getting calls to upgrade to a $7,000 course, I told the caller I didn't have that much money, He asks, do you have credit cards? I said yea, but isn't all the info I need in the book I purchased? He said yes it is. I quickly hung up.

Since then I've purchased many books and also several courses and have spent a small fortune on them. However, I've done a lot of deals and made a ton of money. But, the books and courses I buy now are on improving my mindset and attitude and salesmanship and motivation and learning about body language etc.

Learning how to do real estate deals is only 10% of the real knowledge you need.

My advice to newbies is to take action. Don't screw around with getting an LLC and a second phone line and fixing up your office and learning everything you can.

Get out there and make a mess of things, I learned quick. The main reason I've been successful is,    I was desperate, I had to make it work and I didn't have time to waste. I stayed focused, I failed many times, I thought about giving up, but I couldn't. I had no other options, and I had a wife and kids that needed food and shelter. I'm far from being rich. But just a few years ago I was almost homeless with no car.

Let's make some Money.....

I don't understand what the problem is.. If you cant give him 7 days to sell your house why did you sign the contract. Whatt dif does it make if he wholesales it? Sign up with a Realtor for 6 months and watch the lies and price drops and the foot traffic thru your house. But most times they put it on the MLS and then do nothing.

This wholesaler is aggressively marketing your property and will walk away in 7 days if he cant sell it, the Realtor will do nothing and tie you up for 6 months.

Why do you want to report this guy, he has done nothing wrong or illegal?

And if your going into Real Estate yourself, why didn't you sell it yourself on Craig's List? You have an inherited house that you got for free and your acting like a spoiled child. Get an education and stop your whining.

Hey Bill, this is my first mobile home, and it's also my biggest deal so far. A few months ago I did a 16K deal on a old house and 12K on another that paid out on the same day. I also did a few smaller deals that month and made a total of 40 Grand in one frikin month. And 28K the month before.  Really amazing for someone like me that never finished High School and used to bring home 30K doing construction after expenses for an entire year.

I know its hard to believe, I have trouble digesting it, and I photograph all my checks to prove it.

I'm actually writing a book, even though I've only been doing this for 4 years, I've done a lot of deals and made some serious money, It's changed my life.

Luckily I have some experience. A few years ago I wud have tucked my tail and gave up on this deal. I'm shocked that this Lenders Daughter told me that the owner has no right to sell her own home. It took some restraint not to go off on her. This title officer Sherane has done probably 30 deals for me thru her Title Company. In fact on one difficult deal that she helped pull together I sent her 2 gift cards to some local restaurants and some cash. She emailed me to say thanks and it was a wonderful gift. Another Title girl I sent her some cash for all her help and she sent it back saying she couldn't accept it.

I purchased a list of absentee owners a few years ago that I continue to send out post cards to. This was my 3rd mailing. This time I got a poor response rate with only a handful of calls. But I did complete one deal that paid out $5,000 from this mailing. I spent about $1,500 mailing out post cards to this list of 2,500. Of course I considered it a success that I tripled my profit off of this investment.

But then I get a call from Paulette. I drive over to see her property, it was a Mobile home that needed some work and it sat on ¼ acre. Paulette tells me she paid 80K for it 8 years ago and then got married and has been renting it out for over 6 years. Now she was at a point that she was just sick and tired of the bad renters & repairs every time a renter moved in & out and she just wanted to get rid of it.

She then tells me she owes about $26,000 to a private lender and it will take 30K for her to walk away. It seemed like a great deal and I was even considering keeping it myself except for the fact it was an hour away in some small cow town out in the Country. I got my contract signed and sent it out to all my buyers and waited, and waited some more. Nobody wanted it. That’s when I started advertising on Craig’s list for 48K.

Even then I wasn’t getting many calls. Finally a lady named Christine calls. She tells me she lives 2 doors down and she wants it for her son. I gave her the code for the lock box so she could look it over. She calls back and says they want it, she never tried to negotiate a lower price like my cash buyers do.

Then she tells me her son is getting a large cash settlement. I was a little worried and Christine assured me it will happen. I had her start escrow and sign my assignment for $18,000 and deposit a $1,000 nonrefundable earnest deposit that would revert to me after 30 days if she couldn’t perform.

I assumed Paulette was keeping up the payments and was shocked when she calls to tell me that she owes a lot more than she thought and she had to cancel our deal and was just going to give it back to the lender. She told me the lender called and said there was back payments due and huge late fees and penalties due. Hold on Paulette, we have a contract, give me the lenders contact number. She give me the number of Elizabeth, the lenders daughter. I was a little frantic and I could see my 18 Grand going out the window.

I immediately called Elizabeth and told her my name and that I had a contract to buy this Mobile home. In a snotty voice, she tells me that Paulette has no right to sell that home because it’s not hers to sell and she’s 2 months behind on payments and it’s in foreclosure right now.

In a calm professional tone, I tell her that Paulette is on Title as owner and has every right to sell her home, the lender only has a lien on the property for what’s owed, and that’s how that works.

In her snotty voice she tells me, well, I’ll have my dad give you a call.

A short time later my favorite Title officer calls. Randy this is Sherane, do you have that mobile home on contract? Yes I do. Do you have a buyer? Yes I do. Is it in Escrow ready to close? Yes it is. Well Elizabeth just called me, and I got the seller Paulette scheduled to come in to sign a Deed in Lieu.

Then Sherane asks if I want her to straighten this mess out and get it back on track. I tell her, heck yea.

I called Paulette back and tell her, Paulette, you have about $3,500 coming and I got this mess straightened out. But the lender told me I owed a lot more than $26,000. I tell her oh no, he can’t over inflate what’s owed. He gets what owed and that’s it. She was so grateful and thanking me.

We got the first escrow cancelled and transferred to Sherane’s Title Company and also the $1,000 earnest deposit released to buyer. Christine called and said the settlement funds had been released and they received the check but the bank was putting a 10 day hold on it. She was a little frantic about it going past the 30 days I gave her and wanted an extension in writing.

Finally the check clears & she gets an appointment to bring in the cashier’s check to Sherane and sign the paperwork. Everybody was happy on this deal, except for the greedy lender.

I’m really surprised how I can make so much money from a $1,500 investment and all the twists and turns it takes before the deal plays out. I also have another property on contract from this mailing that nobody wants, it’s even farther out in the country.

Let’s make some Money….
