I live in the Conroe area. Very familiar with 77303. This area didn’t get much of the flood a few years back as the north side of 45 (McDade). Central East was relatively okay. My 2 cents…. You can get a good rent from having the barn and stable. A second income would be adding some covered storage units for boat and RV. The pond or ‘lake” is more of a liability than a asset in current condition. Again, it would be a resource for renters with horses. It’s under 11 acres, so you can’t get ag exemption from putting a cow or two on the property.

What tax code book are you reading that shows favor to businesses and investors? I would love to pay my CPA to do a simple 1040. Even with all the deductions I still pay in more than a simple w-2 employee or when I was self-employed.

Like most that have responded…. Dependencies on the location. Most of our properties have the hookups (and connections are all up to code), however we do not furnished the washers and dryers. Most of our new clients have their own. We will offer the “appliance upgrades” for additional rent cost.

@Daniela R. Yup, and rehab contractors that are “investor friendly “ as well as quality oriented do not exist in Galveston. So the cost on repair will be on average 30% above Houston average.

I would be more concerned with the 10 year roof and being in Galveston. I repiped several beach houses this year in Galveston due to the freeze. However, hurricane force winds has crossed that roof more than once or twice in the last 10 years(along with freeze). Home inspection obviously a must as above mentioned.

My observation:

Galveston has obvious power outages for obvious weather. Outage may take longer times than more inland areas going towards Houston. Natural gas is not guaranteed to always be “on”. My preference would be propane fuel source with a generator back up. Inspection, inspection, inspection! High points of interest: roof, drywall moisture, foundation.

Crocker Reserve is the nicer East 105 communities. I hope it will succeed in bringing site built communities to the area. Predominant mobiles and lower income. That said, I’m not looking down my nose. I have some mobiles in the area (more Grangerland side of Crocket Martin. A similar point of interest for me would be Granger Pines. Once 242 is complete with expansion, I feel it will catch the lease/rent housing demand for The Woodlands.

I would be deeply grateful to DM me with all the mentioned (or followers that know of) passed on deals in Conroe and the surrounding areas due to worries of HOAs or doubts of STRs.  If the numbers work or in my favor, I’m in.  

I live in the Conroe area and work ANY deal North and Northwest of Beltway 8 Tomball, Magnolia, Montgomery, Spring, ALL Woodlands zips, Conroe, Willis, NEW WAVERLY, Huntsville, Kingwood to Livingston (North 59).
