Texas lakefront str markets

We've had long term rentals for years but are now moving into the STR market. We are looking for lake properties in Texas and we're seeking information from the community regarding the best cash flow and ROI market. We've been thinking the hill country around Austin like lake Travis or LBJ, but lakes around Houston are much more reasonably priced. Anyone have experience comparing these markets? Do lakes Conroe or Livingston still rent consistently well? Thanks in advance.

As a realtor in the area, we have a running list of HOAs that allow STRs. Still plenty to choose from. Some neighborhoods will only allow certain sections to have them, like April Sound.
