I'm in the market to flip homes in the Baltimore County area, as a result, I've been checking out some foreclosures and rehabs. I've started bringing some tools when I check out some homes. Some of them include a flashlight, pocket knife, and gloves. When on your own, does anyone have any recommended tools that they bring when they're evaluating and/or estimating rehabs?

In addition, some of the places can be really moldy and smelly. Do you bring masks to avoid mold spore contamination? Or if you have a favorite technique to mask the smells, any suggestions would be greatly appreciated.

I'm getting ready to do my first 1031 exchange. Can anyone recommend an awesome 1031 Exchange house in the DC, Northern VA, or MD area? Any advice is greatly appreciated.

Post: Investment Property HELOC in Texas

I've called several lenders in the Texas area and was informed that a HELOC is not available to investment properties located in Texas (due to some Texas legislation). However, HELOC's are only available to primary resident properties only. I'm confused because several posters in the DP threads stated that they've taken HELOC on investment properties in Texas.

I've also been informed that the only way to get cash out of these investment properties is to do a refinance. I am trying to avoid this because this would mean additional costs.

If you've been able to obtain a investment HELOC for investment property in Texas, please confirm that you've been able to do so. I'm trying to clarify and correct previous DP threads.
