and as far as legal docs go, shouldn't  there be some specific documentation to ensure the borrower doesn't run off with the money ?

Welcome to BP Valerie!, My first investment was a 2 flat on the north side of chicago using FHA financing, after house hacking for 2 years i moved out,and 2 years later sold it for a very hansome profit, all because i went out of my way to seek advice from my BP family. If there is any advice i can offer it would be this. Do the hard work first. Learn how to analyze deals so when one come across the table you will be able to take advantage of the opportunity. 2nd, understand that you make your money when you buy not when you sell i.e. making sure there is enough upside to the purches incase things dont go the you planned. 3rd DONT BE AFRAID!!!! Get out there and start looking, make colleague request and find people on BP that can help guide you through this process. BP will definitely put money in YOUR pockets if you just listen and learn. That is no lie. GOOD LUCK!!!!!!! and keep us posted on your success.

there is a house for sale on that has not been put on the MLS yet. the owner told me what price they were willing to accept and its a good deal but all my cash is tied up in a private loan how can i secure this house till i get financing

Ive never been to a tax sale not sure what to expect so im Looking for someone with some experience with taxes sales for some advice maybe mentoring anything information you can spare would be greatly appreciated thanks BP Family!!!!

looking to purchase a condo in a gated community.  It is 2 two bed condos converted in to one.   HoA wants double HoA fees. Should I be paying double? How can I negotiate  with them .

well, well, well, guess  what  guys. I took a look at her original  lease signed in 2012 and guess what I found. ......  I completely forgot that I waived  the security  Deposit and took her first  and last month's  rent! I never changed the terms of the lease soooooo, she better start packing LOL!!!!!!  February is a short month......lol  thanks for all the great advice guys BP is the Best!!!! @Brandon Battle@Account Closed

@Brandon Battle, I guess that's about all I can do. Just goes to show  you how  quickly tenants can turn on you.  SO FRUSTRATED!! !!!!!
