What is a Property Krawl you ask? It's when you get together and view several properties. Why do we do this? My friend Jeremy and I wanted to find a way to help our fellow Real Estate Investors transition from a student and becoming a practitioner. Experience first-hand walking through properties with other like-minded Investors. Sharing ideas and experiences. Getting access to properties and beginning to understand some of the process first hand. Another thing we address is repairs. Most of the time what you're looking at may require various repair that maybe you're not conformable with or have any idea of cost and or time. We will add other professionals and continue to add value to the group. We plan on meeting at least once a month on a Saturday morning for breakfast at 8 am. We will try to at least have 4 properties to view. Some of these will be single-family and multi-units. We will also try to get properties that are not listed on the MLS. We are doing this in Kalamazoo MI and surrounding areas.

@Kailey Brown-Bey do you know about the RPOA conference happening Thursday- Saturday in Grand Rapids? This is one of the largest free conference. Great place to network and to learn.

@Gary Bimbo you need to find someone local to help you with this. Specially being new there are so many factors to consider. I would highly recommend connecting with someone local. If you want to PM me location of house I might have someone that buys in that area.

@Tracie Janoska l think for the most part you want to put the best tenant possible in our property. And you do that by establishing a good screening process. Every time we place a tenant in our property we take a chance even sometime we do the best screening you might still suffer a loss. A loss is part of being in this business. I have had many section 8

Tenants and most have worked out great but I have had a few not work out at all. I have also had good and bad non section 8 tenants. I set my criteria and my goal is find the first qualifying tenant that wants to rent my unit. I hope this helps.
