fully occupied at purchase and then taking about 15 months to fully maximize and turn units a few at a time.

Purchased an 18 unit deal in miami from a tired seller for 1M.  Got a great loan deal from a local bank with only 20% down.

Raised rents across the board about 200/mo per unit.

Put another 100k into the common areas and exterior and in the units.

Property is easily worth 1.6M.

The location is superb in the LIttle Havana Sub market that is super hot and south of 8th street all surrounded by mostly small SFH's.

The great deals are out there and they are off market.  Let me know if anyone comes across something in Miami or Fort lauderdale. We have capital and financing and manage in house.

Hello All, Miami is very pockety. Even those zip codes are not all D areas.  There are some very nice pockets in those areas.

As in all hot markets- the best deals are off market.

I will repeat- the best deals are off market.

Start marketing and cold calling to get some deals anything a broker or realtor will bring you will not work in this hot market as prices are getting bid up by foreign capital.
