Did he make her sign a lease? If there is no criminal wrongdoing and he is happy then there is not much you can do. If she didn't sign a lease then he may be able to kick her out if he accepts.

Hi Matthew with an FHA loan you can put down as little as 3.5% down and you have to live in the property for at least a year I believe. The downside to the FHA is the P.M.I rate which may be higher than normal. The lender should provide you with an accurate quote. It may be worth doing the FHA because you would have cash reserves in case something happens in the duplex. Or it may be better for you to put down a bigger down payment, lower rate but less cash reserves. Everyone has a different strategy so its really what you feel is best for you. Best of luck!

Hi Chance, I work in the entertainment field in Los Angeles and while I have an editing job that is full time I must say that it does help when you apply for a mortgage to have steady income. The banks will look at your bank accounts for the last two months and they will also look at your tax returns. If you time it right it MAY work for you. 

Have you thought about getting an FHA loan and "house hacking"? If you are single this can be a great way to get started. Best of luck!

Hello everyone my name is Ramon and I am a buy and hold real estate investor from Los Angeles. Because properties here are so expensive I am open to other markets. Ideally I would like to purchase multifamily homes but I am open to single family properties. I currently do not have a background in real estate and my only experience was when I purchased my first property. I look forward to learning, and meeting other like minded real estate investors.
