Honestly, this is my first time hearing about Aerotropolis. I must have been under a rock. I imagine short term rentals out by the airport could be huge. Depending on local laws and HOA regulations of course. Best of luck.

@James Carlson. I think your reply is for @Cody Bell. But yeah I agree I live in southwest Denver in the Ruby Hill neighborhood (down the street from Athmar and Barnum.) and I see that area exploding in the next few years. I've even seen a few of those new build condos pop up. I'm  working on trying to find a deal in that area for a flip in January. Best of luck folks.

The last home I rented before I bought my first home had 2 big diamonds of red mulch at the base of two huge tree surrounded by gravel as the entire front yard. I hated it. Essentially a no foot traffic zone because any disturbance left patches of exposed weed screen and caused an unintentional intermingling of the rocks and mulch. It was almost unmanageable in the fall and winter. The leaves from two 60 year old ash trees could not be raked very efficiently and a leaf blower would just take the mulch with it.  The gravel was super slippery with any amount of snow. Just awful.  

On the flip side. I am on the tail end of a backyard rehab at my home.  I dropped a large garage on about a 1/3 of the yard. Then created a fenced-in garden area right next to it and finished off with a small patch of Colorado bluegrass about 400 ft^2 with a xeroscape buffer between the grass and the neighbors fences.

I think a great value add would be a garden.  Every house I've ever lived in (all rentals until 2017) the first thing I do is clear a spot in the backyard for a garden.  I would have loved to rent a home with a fenced off area ready to plant.  I imagine if a tenant didn't use the garden as intended they could put some lawn furniture or something in the space and make designated hangout spot or maybe a dog run. Also, folks who tend to a garden may tend to the property with the same care. I've had some success browsing meetup.com for events. I usually attend weekend cashflow games. I am in Denver and I have also traveled as far as Ft. Collins for meetups but that was before corona. Or maybe start one? I'm sure there is a demand. Best of luck! This is a great place to be.

I purchased my current residence in Denver(Live-in rehab and hold) and added a mother in-law suite in the basement with a separate entrance for a 2nd unit and a master suite upstairs. Using the value adds and the appreciation I plan on using a HELOC to purchase another buy and hold SFR. With hopes of creating a second unit in that one as well and so on.. Once I have some decent cash flow I'll move to a more rural and lower cost of living area in Colorado. FHA is awesome for a starter especially if you're not in a hurry.

Agreed. Fungus or other disease.  I have similar issues with my new lawn. Aeration and Scott's Disease-Ex seems to be helping me.  There's a few spots that may need to be re-seeded  but it appears to be getting better. Also I hear a sharp lawnmower blade helps as well. I just mowed with a freshly sharpened blade yesterday.  We shall see.  Best of luck!

Welcome, this is a great place to be. I love New Mexico and it's on my short list for out of town investing.  I am in Denver now and as you know the market here is insane.  I would  be interested in how the Santa Fe market does post-covid. Best of luck.
