@Kenneth B. don't tell anyone it was in fact snow on April 16th - unbelievable, its's SPRING!

@Mussa Kiroga I am resending the previous thread I sent just in case you did not receive it as I had no idea how to tag..but I wanted to be sure I was answering your question. Thank you again, for your welcome.

The main things I like best about the lease option assignment strategy are as follows:

1) You don't need any substantial amount of your own money (or any, if you can avoid it) to do this

2) You don't need to have credit or have to qualify for a bank loan

3) You don't need real estate experience although it wouldn't hurt to at least know the basics

3) You don't need sales experience (just the correct marketing strategies)

4) You don't need to invest too much time per deal which is perfect for someone like myself who holds a full time job (on average you probably need to only spend 3 to 4 hours per deal)

5) You can cash out of the deal in as little as two weeks to two months - plenty of sellers out there with little to no equity in their homes and plenty of tenant/ buyers who can't qualify for traditional bank loans at the moment amidst tighter bank controls despite holding stable jobs, good incomes and reasonable credit

And the biggest zero risk of all is that you (RE Investor) never take ownership of the property.

Those are just some of the main benefits and low risk factors although I am sure there are more. It is not however passive income investing. Simply a repeatable process to line your pockets again and again (while making sure that the landlord/ seller and tenant/ buyer wins as well or it's not worth doing the deal) so you generate cash to do as you please, or if you are like me, to reinvest into other passive income streams to build wealth and financial freedom for my family.

Dear Colleagues,

I am a newbie RE Investor from 'always sunny' Central New Jersey (and no, it did not snow on April 16th) wanting to say hello to everyone and to make new friends. I am happily married with 2 little boys and looking to launch a real estate consulting business working with sellers and buyers on win-win-win deals. My main area of focus and interest at this time is on lease option assignments - seems to be the one with the least risk and not too complicated for the newbie like myself. Or at least that's what I gather so far...
