Thank you!! Because I seen a few properties and some had huge cracks in the ceiling & down the walls and I wasn’t sure to use it as a bargaining tool or back away from something that might have such a huge problem it invalidates the deal for me but thank you I didn’t know you can pencil that in a contract 

Seen a few houses in the area and i am a first time investor, but was wondering if I should have and inspector or contractor look at a property before I make an offer because I don't want to purchase someone's problem such as bad foundation. I'm interested in the BRRR strategy so I am looking for a property that needs work but just afraid of super expensive problems like a bad foundation. Do it cost to have a contractor or inspector come and look at every property before I buy it or should just make an offer and if something is not worth it back out the deal. Feed back very appreciated thank you!!

Can you use a DSCR loan to buy a mobile home park? Thanks in advance!!
