If I were in your situation, I'd visit each tenant and let them know you plan on lowering their rent if you purchase their home. And, in order for you to proceed with your purchase you'll need access to their homes. sometimes you have to tell a white lie.

Which legal binding contract do you feel more comfortable with? My advisor recommends month to month for the simple fact, the process of eviction is quicker. But, I personally would rather a year lease due to stability but you can't really tell whats going to happen a person in the future.

What are some pros and cons of renting to section 8 people? Can you share some good and bad stories? I found a great unit which I'm in the process of purchasing and was wondering if renting to section 8 folks was a good or bad idea! Each one teach one------
