thanks for the feed backs and inputs

@Account Closed yea reasons why i am so skeptical about the whole deal, they have been very persistent in getting that $2500 deposit which i don't have laying about to just blindly give.

HI Guys

Just wondering if anyone on BP worked with the Hard Lending Company

Recently spoke to one of their reps and got approved for funding on my next project, but they required $2500 deposit up front, with $600 of that money to cover the inspection of the property, months from now when the property is sold the rest would be refunded, after they receive their initial investments, points & interest.

They also claim to fund 100% of the property, meaning price/rehab/closing & ect... all I cover is the earnest money.

I am very excited but than again skeptical it sounds to good to be true. IF anyone is familiar with this company and wouldn’t mind sharing their reviews and thoughts with me, it would greatly appreciated before I move forward with them.

I was recently contacted by a pre-foreclosure property owner who is very motivated to sell, in his email he stated "i want noting to do with this property i want out as soon as possible" problem is he owes the bank way more than the property is actually worth. I really want to help this guy out but i usually invest in pre foreclosures with a bit of owner equity for the simple fact i like to keep them as rentals and flip once the value goes up. Ran the situation by a business partner he proposed i do a short-sale but, never done one and i have no idea how to, anyone who's familiar and would like to help me out please comment or connect i need all the help i can get on this one.
