Hi BP community: 

I am looking to insure my investment condo and looking to get some names of insurance companies to call up. I have one insurance company that I deal with but looking to change since their rates are increasing too much . I have properties in North Boston area of Mass. Thanks .

HI : My Tenants just moved in yesterday. Now they are requesting that someone else stay in the unit with them for additional 5 months .They knew about this earlier before renting it and they intentionally did not mention it because it says in the STANDARD lease that they just need to ask permission. My realtor that helped me rent this unit is suggesting that we get an application of the new person and and have an addendum added to the lease with the new person on it. Also to ask for additional $200 in rent due to wear and tear. The standard lease states that they have to ask the permission in writing if the person is going to stay for long duration. How should I approach this matter?

HI Ashely:

That is incredibly high for the special assessment. I had to pay appr $2500 on one of the properties and i was upset. So i need to get  an agent to help me find 2 family units in northwest area of Boston. I know one in my area that i am thinking about contacting. But my other concern is managing a large family in the bigger multi family units

Thanks for the response everyone. I am thinking of getting 2 family or duplex. I can try to separate the utilities so each tenant can pay their own.

I own some condos but due to high HOA fees on some of them , the NOI is around 40-45% and with the loan it is very low around 27%. What I am more upset about is that the HOA keeps going up along with the special assessments that happens quite often on some of them. I want to know what BP family members think about switching over to Multi families from Condos. The only good thing about condos is that they are easy to maintain since they are 1 or 2 bedroom units and I have either singles or small families living there. With the multi family, the cap ex could be high due to heating units or possible plumbing leaks . I still think that the net return will be better but will have to deal with larger families and more headache. I would like to know the opinion of the BP members . Thankyou
