Hi Yonah - Sent an invitation to connect.

How's that for a subject! So I have a simple question beginning with the end in mind. How can I build a diversified real estate investment portfolio that is passive and has minimal risk AND that overall generates approximately $100,000 per year cash flow. I am curious to hear any answer even one that says something to the effect of "You need X million dollars" to do this.  I am also curious to see if people would recommend hard money lending, long term investments, etc, etc...

I guess my only thought about this was that I would do the deals and be the money guy and my partner would be the expertise on the ground. Two very different value adds and each one of us does not possess the others skill set.

But...you folks are probably speaking from experience. May have to rethink and consider hiring him as a GC instead.

It is obvious that is up to me and the contractor. But.....does anyone have any guidance on the split. I want to be completely fair in my proposal. The GC will do all the work but have zero financial risk.

Any suggestions on an appropriate split.

I am thinking of proposing a partnership with a general contractor I know. I was thinking about providing the financing and funding for the flip costs. The GC would handle all of the rehab details. 

My questions is what seems like a good percentage split for the profits?

Just a quick intro. I'm a newbie. Looking into all aspects at the moment. Learning as much as I can. Multifamily / Single Family buy hold and rent, Money Lending - Looking at fundthatflip.com, flipping, rehab and holding - Just started to get serious but do own some single family homes properties in Ohio  (Which are completely passive managed by family). 

Anyway just really getting started - Plan - Listen to Podcast, Read some of the books, talk to some local real estate investors / agents - figure out next steps.
