They're dancing around the legal terminology. They are saying if a person lived on the property for more than 14 days contiguously then their damages can't be considered vandalism. The tenant rented out the property to other unauthorized occupants. They partied hard and broke things. One neighbor said someone even burglarized the property due to the attention they were grabbing.

Farmer Insurance agent assured me that the rental property is covered from tenant and/or vandalism damages. After the eviction process, we got back possession and discovered significant amount of damages from feces on carpets and walls, broken garage door, broken fence door, broken laundry washer, to unimaginable horrors on the trees, and landscapes. We had to replace multiple floors of carpets, paint the whole 2 floors, fix doors, fix broken drywalls, baseboards. We spent well over $10,000 on repairs and still fixing. Insurance company now refuses to share their part of the cost. Is there any options other than cutting my losses? I heard due to recent 90 mph storms big insurances are finding any excuses to not payout for claims. Is that what you're all experiencing in Texas?

I was referring to Zillow's credit/history check. It's supposed to be able to pull court records reflecting judgment against tenant.

Any collection agency that works on contingency basis in Texas? I don't mind sharing certain portion of the collected amount if it ever gets collected.

We got judgment in our favor. I understand the credit report will reflect it. Hopefully, zillow can pull that information. If the tenant still refuses to pay, what are our options? Are there sites where I can report the bad tenants like a credit report site?

We got a judgment in our favor. My lawyer's team suggest that the former tenant may be too poor to pay. They are concerned that after we pay for the research to find and locate tenant and their bank account, they may not have anything to pay with. What has been your experience collecting on judgment? Should I find another lawyer or work with bill collection team? Who do you recommend?

We got burned by zillow with one tenant. I assumed their background screening, credit score, income statement was legit. As soon as tenant signed the lease to setup monthly payment, they banned the account. Now, we are going through the eviction process in Fort Worth, Texas. The hearing was delayed by a week. We are concerned if it'll get delayed again.
