I have listed my rental home of 6yrs for sale, our situation me and wife are working and the capital gains tax quite doesn't look correct. I was told the capital gain tax doesn't avoid us from actually adding the profit back to our income as other income, so in effect you are taxed twice 1. capital gain 2. profit from sale added to our regualr income..what am i missing here?

isn't rental home treated separately as getting taxed only once as capital gains and my regular income on 1040.

A JV property just sold, wanted to know if there is any service that i could use for holding onto my check towards the settlement of the property in lieu of a signed letter from the JV partner.

I live In Central NJ and invest out of state in ATL, MD and Chicago, agree with the ROI in Northern NJ I have been looking for a while to invest here, thinking of buying foreclosures here saw few on auction.com, appreciate pointers from folks who are already in northern nj.

Hello Guys,

I was told by my accountant I cant file my RE losses on real estate for 2015 since my income exceeded the limit, I have not setup an llc ..how do you structure the above to show your losses, I was told even setting up llc would not help since the income/losses would eventually end on my tax returns and when you cross the income limit. We can accumulate them against future sale or when your income goes down..appreciate all inputs on this.

HVAC has AC trouble in my rental unit, the guy said the compressor is locked, he installed hard start relay and says doesnt know how long it will hold up, compressor is noisy as per him and cant be replaced since it doesnt have compatible freon so I need to replace the system.
