@Mj Mckinley, best thing for you to do (as many have said) is bird dog and work hard to find an off market flip deal. You are in an extremely aggressive flip market. If you can find a deal, you can make a small profit by partnering with someone that can execute on the deal. Outside of that, keep paying down you debt and saving to get you to the point where you can qualify for an FHA loan. Good luck!

I would recommend you include the amortized principle payment being made monthly into your analysis. I'm former military and I wish I would have bought a home in every duty station and then rented it out upon transfer. Cash flow in CA is not something you will find without putting any money down. But if you serve 20 years and buy a property in every duty station with the intent to rent it out upon your departure, you will be in a great place upon retirement. So the question is can you handle the expense on top of your other living expenses. If you decide to keep it, plan on a FHA or conventional loan in NC. Factor that in as well. Traditional rent for a home like this in Mira Mesa should be approx $3000 - $3200 a month.  If you rent by the rooms typically go for $700-900 in this area.  So if you are renting 3 of the 4 rooms you can assume approx $2100 - $2700.  By the room rental situations are usually short term, so the turnover may be high - just something to think about.
