Quote from @Nick Sherwood:

@Rahul Dhamecha I wouldn't assume that the high bidder is the one that's wrong. Sometimes the high bidder just included more scope. Make sure you're comparing apples to apples. What market are you in?

Quote from @Mike Dymski:

Get referrals, have a few quotes, and move forward with the best price (from a good referral).  Inspect the work throughout the process, talk with the contractors about any concerns, and pay immediately when complete.  We just had our floors refinished and interior painted and had to get an abnormal number of quotes to find reasonable pricing.  Turned out great and have referred those contractors to lots of people who have worked with them.

Government actions have led to sky high asset prices, savings levels, zero unemployment, and inflation; so, all labor, materials, and services are high right now.  That will burn off over time.  In the interim, strap in...rehab can be stressful.

Thank you! I have called two other contractors to provide quotes. Let’s see how things go.

Hi,

I recently bought a property and want to remodel the Kitchen and Bathroom. However, the contract returned to me with the following costs:

Kitchen ($13,600)

1. Cabinets -- Removing, Cleaning and Painting doors(2 coats of paint from Kelly Moore) -- $4500

2. Granite -- Demolish all countertops, sinks, and faucets, dispose of all the garbage. Install 5⁄8 plywood and new granite
or quartz. -- $7300

3. Backsplash tile or glass -- Install backsplash on kitchen walls and grout. -- $1800

Bathroom remodeling ($17,500)
Demolish bathroom; tub, toilet, vanity and both floor and wall tile. Remove the pocket door and install a
regular door.
Plumbing
Reinstall new shower valve, and new tub.
Prepare the bathroom for tile, using a hardiebacker. Install new tile on both walls and floor, toilet, vanity
etc..

From your experience, do the above numbers make sense or I am being taken for a ride?

I have another contract who is charging me half of the above quotes so I am thinking why is it that big a difference.

Is there a way to know the intrinsic value of a house?

House prices have been going up in several places and investors can't really get in to earn meaningful returns. However, prices could also be going up because of a genuinely strong market like jobs and salary growths.

What metrics should I consider to determine if a market is overpriced or priced appropriately?
