Ron, Thank you for the reply. I'm working on finding my first BRRRR now. I'm trying my best to factor in as many shifts in the numbers as possible but understand I can't prevent changes in the rates that haven't happened yet. Thanks again, and good luck with your current BRRRR.

Hey, Bigger Pocket peeps, is it risky to use a HELOC to finance purchasing an investment property and refinancing to pay back the HELOC? Are there any CONS I should watch out for? I have a fair amount of equity in my personal residence, and I would like to purchase a property within the next 30 days. I closed my first rental property in November using a conventional loan. The goal would be to BRRRR my next investment using the HELOC. I have a low-interest rate on my home and don't want to cash out and increase my rate to the current rates. Any suggestion? I really appreciate any help you can provide.

I'm new to REI and have been following BP information for the entire 2020 calendar year. I've only made one offer and it wasn't successful. I'm starting to get overwhelmed and studying too many options, strategies and attracting too many gurus online. I live in the south florida area and looking to start building my portfolio in rentals. I'm well versed in marketing and sales from my current businesses. I've been self employed for since 2008 and looking for a career change. I'm not looking for a handout just someone I can chat with and assist a fellow newbie to getting started and off the fence. I feel I can bring a wealth of experience to a mentor relationships and look forward to connecting with someone soon.

If anyone from the community has any tips how they found their mentor I’d really appreciate it. Thank you all in advance for your help.
