@Nghi Le thanks for the advice Nghi, I think im going to try to put some more into that initial amount to see if that lenders find it more appealing!

@Lana Efremova the idea behind flipping is to build more capital so that I can switch to buy and hold down the line! As of now I am focused more on rehabbing but if I dont find it feasible to go down that path I may explore buy and hold options! Thanks for the advice!

@Jerryll Noorden that is exactly it, I want to take that leap given that I am in a position to where I have a slaray to fall back on. I guess I will run the numbers carefully (leave wiggle room) on any deal that I make and will make sure to vet the contractors I speak with. Thanks for the advice!

Hello!

I am beginner in real estate investing and am looking to invest anywhere between 15-20k. My goal is to get into flipping but I have a few concerns which I am not sure how to approach. Is hard money a good option for a first time flip? I have a full time job in IT and make a decent earning so income and credit would not be an issue. I do not have anybody I know who could offer private money. At this point I am not sure on what other options I have in terms of getting funding. I am also considering partnering for my first deal but I just want to get a few different point of views before I choose a route. Would love to hear what some of you guys suggest!

I asked my friend who is an agent and he said he wouldn't recommend it because any access I need can be provided through him, and he does generate comps/listings I need in a timely manner. Plus most deals are not on MLS, I have to retrieve them myself through marketing and then ask him for comps.

To help you potentially getting even further down your 5-10 year plan. I've been doing real estate full-time for 4 months now and I'm now questioning how technical I want to get with this business. Should I go down the path of:
1. real estate builder/developer that goes from residential to commercial, to big *** buildings OR
2. entrepreneur where I scale this business and move onto the next?

I'm quite conflicted on the fork. Good luck with your current fork. Whatever decision you make, I advise not getting caught in analysis paralysis.

Thanks a lot for that info Ivan. I have been hearing some of the same from other investors and different articles online so the reassurance definitely helps.
