@Patti Robertson Great idea, and I had a similar idea. I told the tenant if they sign a new 2 yrs lease I will change the carpet at no cost but tenant said section 8 only allows 1yr agreement. I don't want the tenant to live in these conditions, either way I will change the carpet, I'm just asking  to see what options I have and what other landlords have done in these situations.

@Russell Brazil , I do understand the lifespan of the carpet, and that's why I said tenant is partially at fault for not keeping it clean.

I purchased a duplex that came with one section 8 tenant that has been there for 1.5 yrs. Tenant is month to month and been wanting to move because old landlord didn't want to replace the carpet (worn out and super dirty). Tenant would stay and sign a new 1yr lease if I changed carpet and fixed some maintenance issues. Bottom line is either way I have to change carpet if tenant stays or if tenant goes but carpet is mostly dirty than worn out, so tenant is partially at fault. How should I proceed ? 

What kind of homeowners insurance do you guys have on your rentals, are your properties covered from tornado damage, flooding/wind ?

James Gates, great job. I too am from Orange county and starting to invest in Tulsa Ok with a partner but the disadvantage I see when I put together numbers is the cash flow per house is very small, especially when having a partner. From your numbers I'm guesstimating your cash flow for this townhouse to be about $200 and then split that in two with a partner. Maybe I'm being too pessimist but it'll take a lot of houses to be able to be financially independent. What's your ultimate goal?
