To close the loop on this post, I went with the lowest reputable bid in SWAT Environmental out of Centennial and am happy with the results. Ask about their realtor discount. A lesson reminder came out of the install to make sure the contractors you hire have insurance. The installer on this one slipped from his ladder and had to receive medical treatment.

@Brad Starling @Jan Erik Neun Thank you both for the recommendations. I'll be sure to let you know how it goes with the one I go with.

@Jamie Greenberg  Having moved from SD to the Springs last June, I can tell you the air is much cleaner, traffic is tollerable, and the people are friendlier. You will miss good Mexican food and in-and-out burger though. If you are a fan of nature you might want to check out Black Forrest, and if you plan to split time between the Springs and Denver you should look at Castle Rock, Monument and Palmer Lake.

@Michael Olson Michael Jake has compared my buy and hold strategy to a moped, but he still has good lessons to share for the flipping community. I have yet to check out the REIC meetings, but have run into the local big fish at the Pine Financial sponsored meet ups at the Ritz Grill, my personal favorite no sales, real player attended free meetup. Next one's on Jan 8 and covers asset protection.

Pat,

If you're willing to stretch your search radius to Golden, I've been happy with Jason Schneider of Legacy CPA. He is not your simple tax return CPA; great with small businesses. He has an office in Colorado Springs as well which works for me.

Jan, Lisa,

Welcome to the site and the COS market. In reading this Ive realized I may have to add COS to my key word allerts, although I haven't been in town long enough myself to know if the local airport code is used as a general abreviation around here. I will say it is easy to type.. I love your company name by the way.

@Michael Olson Check out a few of the free RE networking groups around here found on meetup.com to meet like-minded individuals and build a local network. I'm always happy to grab a coffee (AM) or beer (PM) myself.

Sometimes I struggle with my own montra that "Density can be Desirable." @Adrian Tilley  My google searches turned up little on the topic from a legal perspective, and my best bet may be to keep bugging the neighbors until lease renewal time. Thanks to all for your shared perspectives on the topic.
