Thanks Darius for the insight. I definitely want to do these for long term and for substantial monthly cash-flow. I read that multifamily housing can do that. It is my fear doing out of state will cause me to lose money, although I'll learn a lot. Do you prefer to purchase investments OOS that don't need much work done for starting off?

I hear cold calls all the time. When you cold call someone how do you convince them to sell their home at a lower cost? Do you offer incentive, not sure how that works.

Thanks Steven for the advice. I've been hearing great success stories there in Columbus, OH. Thanks for the helpful advice, both your BRRRRs are multifamily and that's exactly what I have in mind when doing OOS BRRRR. Is there still much off market value multifamily homes in the good areas?

Thanks for the honesty and reality of it. It's an eye opener. I am busy with a full time job and full time to my family and children. I will definitely lean towards doing turnkey first and get experience through that before biting on to something too big to chew.

Hey Todd, just read your investment portfolio and it's inspiring and gives me confidence it's possible for me too. I will message you for those meetups and recordings, I know they will definitely help me. I am starting a work up with a turnkey company to help me get experience at first, build a portfolio and then hopefully do a BRRR soon after.

I've heard a lot of good things about turnkey and planning to do so. I'm in the process of getting a pre-approved to start shopping around for some turnkey homes to get some experience. I read a lot of good REI going on from Columbus, OH in your area.

I agree, I would much prefer to be able to visit the property while work is being done, but all the local properties in California are so expensive. With my W2 job, hours is demanding and hard to get a long stretch of time off.

A partner would be helpful and I would feel comfortable with doing BRRR OOS if I had one. It would be nice if I can partner with someone here in California for a BRRR, although it's much more expensive when I compare it to other states. Thanks for the advice.
